Bucharest ranks 3rd as the busiest cities in terms of rush-hour traffic, second only to Bangkok and Mexico City. For corporate office workers in Bucharest, it means over 90% extra time consumed on the road and drastic reduction of active leisure time, giving the true sense for the AFI Tech Park motto of “Time is Money, Do Not Spend It In Traffic”.
Through AFI Tech Park, AFI Europe Romania is opening a new area for office development in Bucharest, located in the area of the JW Marriott Hotel. Investment of over EUR 30 million for AFI Tech Park 1 and unique benefits for its tenants;
AFI Tech Park will offer 56,000 sqm GLA of Class A offices, comprising of two office buildings with GF+8 and one office tower of 14 floors, all surrounded by over 5,000 sqm of green areas. The company is now under advanced construction of AFI Tech Park 1, which will open in Q2 2018, offering 20,000 sqm GLA office space and 2,000 sqm of retail area (World Class gym, canteen and coffee shops). The investment at this stage is of over EUR 30 million.
A unique service AFI Tech Park is providing a 400 sqm conference hall to be shared by the tenants of the office buildings.
This benefit minimises the costs of the tenants by not accommodating such large halls inside their office space anymore. Together with the surrounding retail facilities (Liberty mall, Vulcan Retail Park), the office project brings additional benefits such as: “AFI Club” membership offering discounts for lunch and other services and also the first car sharing service in Bucharest. World Class Romania is the first tenant of the business campus
AFI Europe Romania secured their first tenant for AFI Tech Park business campus and signed the first lease agreement with World Class Romania, leader on the Romanian health & fitness field.
The contract was signed for a period of 10 years and World Class will lease over 1,400 sqm GLA spread on the ground floor and the 1st floor of AFI Tech Park 1.
“Signing for a 10-year lease term shows the confidence World Class has in our project and the upcoming new zone of development in Bucharest. In addition, the fact that the Business Park is located in downtown Bucharest and not in city outskirts provides the Park the unique advantage sought after by multinational companies in Romania,” says David Hay, CEO AFI Europe Romania.
Time is money, don’t spend it in traffic
The AFI Tech Park project has a strategic positioning. “The office sector is currently an «employees market» and for most of them, “time is money”. Therefore, with the location of AFI Tech Park, we are cutting at least half the time the employees are spending on the way to work and back home. The more we minimize the time lost each day on the way to or from the office, the better the results are for the companies. The ideal office destination for IT&C companies
The IT companies and call centres are among those with the highest potential of development, due to the boost in growth they are currently experiencing in Romania. Multinationals, mainly from the IT&C sector, are entering the Romanian market and/or expanding their existing operations. The number of employees in the local IT sector has increased significantly, and the IT&C sector is estimated to reach 6.2% of the Gross Domestic Product (GDP) this year, compared to 5.5% of the GDP in 2016, according to a recent study ran by Romania’s National Bank (BNR).

Companies located in peripheral areas such as Pipera, for which there is no need for all employees to arrive to the company’s HQ each day, can open a secondary office location in the city and save precious time for their employees.
