The office space in the Nusco Tower has been leased in advance in proportion of 30 per cent, yet, we have requests for as much as double the leased surface, with multinationals making the bulk of the customers, Horatiu Florescu, president and CEO of The Advisors KF, an exclusive rental agent, said, according to Mediafax.
‘The tower has been erected up to the 13 floor, and will be completed in April 2010. Until reception time, I will lease all the office space,’ Florescu said, adding that talks are in advanced stage for leasing yet a further 50 per cent of the rented office space available. Florescu said the lease/sq m ranges between EUR 14 and EUR 18/sqm.
Florescu outlined that office lease demands total 32,000 sq m, although the project only has 19,000 sq m of space available for offices. ‘This year, the demand for Nusco Tower is just as high as it was in 2008, only then it was the service companies that went for leases, whereas now IT and pharmaceutical multinationals make the bulk of the customers. The majority of the companies with which pre-lease contracts have been signed are awaiting the go-clear from their parent companies,’ Horatiu Florescu said. The remaining 2,000 sq m of retail space will be leased ‘last’, as such functions as show-rooms, copying centres, cafes and restaurants are tailored more for the office side.
Nusco Tower is located on Bucharest’s second ring, in the northern part of the city, an area under full development. Works on the project started in 2008 and are slated for conclusion in April 2010. Nearly 76-metre tall, the 20-storey building is being erected near the connecting route to DN 1, offering easy access to Bucharest’s two international airports, Baneasa and Otopeni, but the downtown are as well.
