Atenor Group strengthens its partnership with Colliers and appoints it to provide property management services for the Dacia One and @Expo office buildings

The Belgian group Atenor has appointed the real estate consulting company Colliers to offer complete property management services for the Dacia One and @Expo class A office projects, which cover an area of ​​approximately 64,500 square meters.

The Dacia One office project consists of two buildings: The Cesianu House, a historical monument restored according to the original design, and the new Class A building, built to the highest quality standards and preserving architectural elements of the previous historical project. The @Expo office complex, built in the Exhibition area, offers high-tech specifications and is one of the most efficient office spaces on the market.

Located in the center of Bucharest, at the crossing between Calea Victoriei and Dacia Boulevard, the Dacia One modern Class A project is unique both architecturally and in terms of construction. Dacia One has a leasable area of ​​approximately 15,480 square meters of offices and retail spaces and also integrates the building known as Casa Cesianu, which has been completely renovated. The historic building was built in the second half of the 19th century, in eclectic style, and hosted the German Legation, opened on 1 March 1880, one of the halls of the Constantin Tănase Theater and the Victoria Casino.

The main tenant of the fully pre-leased project is ING Tech, ING Group’s global software development hub, which will occupy approximately 13,500 square meters of space for the company’s new headquarters, but the project has also attracted other tenants such as Nöerr and ESS.

Also, Atenor continues the construction works at the @Expo office complex in the Exhibition area, the second property management mandate obtained by Colliers from the real estate developer. The new complex will have three buildings, A, B1 and B2, and a total area of ​​approximately 49,000 square meters. Buildings B1 and B2 are being completed, with 46% already pre-rented. In addition to office space, the project integrates service spaces and green seating areas.

In recognition of the quality and high standards of energy performance, the Dacia One and @Expo Class A office projects aim to achieve the “Outstanding” rating in accordance with BREEAM standards for green building certification, as well as WELL Ready certification, standards that Atenor wants to achieve for all developing projects in Romania. Atenor’s activities in Romania also include the UP-site premium residential project, built in the Floreasca area of ​​Bucharest which has a total area of 26,000 square meters. The developer has sold 65% of all apartments since the project phase.

With the takeover of the management of the Dacia One and @Expo office buildings from the Belgian group Atenor, Colliers covers a wide range of activities through the services provided, from caring for technically and operationally managed buildings (Operational Management of the Building) or caring for the needs and demands of tenants (Tenant Management) to financial services (billing, payments , income and costs, reconciliations) or reporting to the landlord, ensuring that all tenants comply with the contractual obligations they have assumed. Also, for newly constructed buildings, Colliers’ property management division takes over the building from the general contractor and prepares it for daily operation once construction is complete.

Colliers’ Property Management division manages a total portfolio of 635,433 square meters of office and industrial space in the Capital and the country, 10 years after its establishment. During the same period, the team provided consulting services related to property management activities for another 700,000 square meters. Two of the clients with whom Colliers started this activity in 2011 – Allianz-Țiriac and Olympian Parks – are still in the portfolio of the real estate consulting company, along with other projects, such as those of Equilibrium offices, Business Garden Bucharest, The Office in Cluj- Napoca, The Bridge, Hermes Business Campus, Stefan cel Mare Building, Art Business Center, AdamAmerica office portfolio, Smartown Group office portfolio, Allianz Office Building Brașov, Asirom Timișoara as well as Olympian Park Brașov and Timișoara, Arad Business Park and ELI Park.
